Building Survey Report

If you are dealing with a large, older or rundown property, a building that is unusual or altered, or if you are planning major works, an RICS building survey (formerly called a structural survey) will give you a comprehensive structural report including defects, repair and maintenance options. A building survey costs more than the other RICS reports because it gives detailed information about the structure and fabric of the property.

We offer various types of survey reports and it is essential that your survey is appropriate for your needs. We are able to advise you of the most suitable survey report to ensure you obtain the correct advice.

BUILDING SURVEY REPORT

The Building Survey is a detailed report for all types and age of residential property. The survey includes a comprehensive inspection of the building structure, external fabric, building services and external areas. The report includes technical information on the construction and materials used and shall comment on defects, state of repair and overall condition. The report may also be of use if you are planning a major conversion or renovation project.

HOMEBUYERS REPORT

The RICS Homebuyer Report is in a standard format and is intended to be an economical service. It differs materially from a Building Survey Report in two major respects. It is intended only for particular types of home: houses, flats and bungalows conventional in type and construction and includes an open market valuation.

The report focuses mainly on defects and problems which are urgent or significant and thus have an effect on the value of the property.
